FHPSNN’s housing experience consists of public housing rehabilitation and university dormitories. We have renovated over 3,000 units for the Chicago Housing Authority since 1996. Tenant coordination is critical. Since the buildings are not usually vacant, the work is done on a phased schedule so the tenants can occupy part of the space while the remainder is completed.


CHA - Group 4 Senior Housing
Chicago, Illinois

FHPSNN performed a complete interior and partial exterior renovation for four senior housing apartment buildings:

  • Hattie Callner Senior Apartments (150 units)
  • Loyola Ridge Senior Apartments (183 units)
  • Dickens Burling Senior Apartments (134 units)
  • Harry J. Schneider Senior Apartments (174 units)

The exterior of these buildings included tuckpointing and masonry rebuilding, all new aluminum windows and storefront windows, a new parking lot with renovation of the existing parking lot, and landscaping. The interior of these buildings consisted of complete renovation in every apartment. Each unit was patched and painted and furnished with new tile, stove, plumbing fixtures, kitchen cabinets, and light fixtures. Three existing apartments were converted into two ADA compliant units, and each building will have a total of eight ADA apartments. In the buildings’ lobbies new front desks equipped with security monitors were installed, decorative panels were hung on the walls in addition to new light fixtures. The buildings are now equipped with new boilers and associated piping, including new water heaters with their associated piping.


Harrison & Loomis Family Housing Renovation
Chicago, Illinois

FHPSNN was awarded two separate contracts for the renovation of the Harrison & Loomis family housing apartments. The Loomis Apartments consist of two, seven story buildings with 124 units and the Harrison Apartments consist of three, seven story buildings with 123 units.

The exterior work included site demolition to the parking lots, new/existing landscaping, new playground equipment and rubber surfacing, excavation for elevator shafts, and new fencing. General building renovations included selective interior demolition, miscellaneous cutting and patching, complete renovation to the apartment units and management offices including new appliances, cabinetry, fixtures (plumbing/electrical), new metal studs and gypsum board partitions, and miscellaneous specialties and accessories.

Additional work consisted of new masonry elevator shafts and complete elevator systems along with the replacement of the existing elevator systems; selective demolition of the basement and elevator lobbies and new work in these areas along with postal specialties and finishes.


San Pasqual Academy
Escondido, California

The San Pasqual Academy is a group home community for high school aged children that no longer live with their parents.

This group home facility consists of two, 26,000 sf. dormitory buildings housing nine family units each and two, 2-story, 6,000 sf. structures housing two family units each. The project consisted of transforming a dormitory building into family units, which consist of four bedrooms, two bathrooms, a main kitchen, living room, and recreation room. Each family unit also includes a bedroom and kitchenette for the house parent and a small bedroom for their child.


UIC - Student Residential Apartments
Chicago, Illinois

This 265,000 sf., four-story structure is comprised of two buildings and a three-story bridge connecting the two. The exterior of the building is a brick masonry and cast stone facade with glass curtainwalls on the towers in the corners and at the bridge. The buildings consist of retail spaces on the first floors and student apartments on the 2nd, 3rd, and 4th, floors. The student apartments are a combination of 199 self contained studios, 2, and 4 bedroom units with bathrooms and fully equipped kitchens and are wired for high-speed Internet access. The apartment areas of the buildings also have computer labs, study lounges, laundry facilities, and common spaces.

The structural design of the building using light gauge framing requires that one floor at a time be built before another floor is erected. This process was considerably more time consuming than a building using a structural steel skeleton. Because each floor needed to be built one at a time, all the MEP trades needed to be closely coordinated with the erection of each floor to follow the building up. We sped up this process by building the structure in a spiraling fashion to allow the erection of the load bearing walls, miscellaneous steel, steel joist, decking, and concrete to closely follow each other around and up the building. After the structure of the building was erected, the exterior masonry façade, roofing, and curtainwalls were installed to create a weather tight building for finishes.


Wentworth Gardens Family Housing Renovation
Chicago, Illinois

This project consisted of the complete renovation to 344 units in 32 two and three story buildings, demolition of six buildings, new domestic hot water service, underground electrical phone and cable distribution throughout the property, new site utility infrastructure and community building renovation.

The Community Building project included renovation of an existing structure to include multiple offices, a conference room, a central laundry facility, and an expanded maintenance area. Additionally, a new elevator and all new plumbing, mechanical, and electrical systems were also installed.
