F.H. Paschen, S.N. Nielsen has completed multiple projects, both new construction and renovation, for several select Owners including Cole Taylor Bank, General Services Administration, and MB Real Estate, among others. When renovating an occupied building/space, tenant coordination is of the utmost importance. Having the client maintain their order of business is critical. To accomplish the goals of all parties, FHPSNN holds team meetings, which include the tenants involved. This allows for open communication between all individuals for concerns to be addressed and resolved.




Art Institute of Chicago
Chicago, Illinois

FHPSNN has completed several projects for the Art Institute of Chicago. The Ryerson Library Storage Expansion began with demolition of existing gallery exhibits, walls, floors, and electrical and mechanical equipment. The floor slab was then cored on a 5' x 5' grid and grouting was pumped beneath the building slab to fill voids caused by uneven settlement. New floors, walls, lighting, data/ communications, and HVAC systems were then installed in addition to shelving units for storage of library archives.

The Members Lounge project consisted of constructing and painting laminated wood posts and hanging screen walls.

The North Terrace Deck Repair consisted of the removal and disposal of the existing concrete paver system, installation of a new hot-fluid waterproof membrane, roof drain repairs, tuckpointing, and installation of new pedestal concrete paver system. Special attention was taken to minimize the seismic activity/vibration and noise around the occupied spaces and stored artwork juxtaposed to the work area.

The Reheat Coil Replacement project involved the removal and replacement of 52 re-heat coils located in duct branches serving the art galleries. Due to the strict guidelines of acceptable temperature and humidity fluctuations, close coordination with the Art Institute was expected. Galleries were sequenced so that no two galleries adjacent to each other would be shut down at the same time. This strategy allowed adjacent galleries to condition, i.e. heat, cool, and humidify, one single zone and for work to take place for longer durations without the entire HVAC system being offline.

The Morton Storage project converted the Morton Wing Art Gallery into an art storage area. The scope included demolition and construction of walls, rewiring and adding electrical circuits and fixtures, addition of doors, wire partitions and shelving units, and the addition of an emergency exit door and stair to the exterior.


Cook County MIS Renovation
Chicago, Illinois

FHPSNN was awarded the project to renovate the south end of the 7th Floor at the County Building at 118 N. Clark for their new MIS Service Center. The project began with the demolition of 30,000 sf. followed by rebuilding the office space to include a server farm with raised access flooring, training rooms, and offices. Fire suppression and sprinkler systems were added to both the south and north sides of the 7th floor as well as new electrical and mechanical systems. A new generator and associated equipment was installed in the basement.


Corporate Center
Rosemont, Illinois

Cole Taylor Bank consolidated their corporate offices throughout Chicagoland into a new building at 9550 West Higgins in Rosemont. FHPSNN began the 5 story, 108,000 sf. interior buildout in April 2003, which included private offices, open offices, conference rooms, coffee/copy rooms, training rooms, high-density file rooms, and reception and waiting areas.

Additionally, there is a 3,000 sf. data center and 3,500 sf. check processing center. The data center supports all IT operations for Cole Taylor Bank, including the Corporate Center, branch locations and the connection with the Federal Reserve Bank. Because of its critical nature, the data center was designed with redundant Com Ed and SBC feeds. An additional design feature is the UPS system and emergency back-up generator to ensure uninterrupted operation. The data center and processing center also have redundant, supplemental cooling equipment and controls to maintain the operating temperature of the equipment.


Early Childhood / Admin Center
Evanston, Illinois

The Evanston/ Skokie School District 65 Early Childhood and Administration Center is a 72,481 square foot two floor new building located along the Chicago River, which borders Evanston and Skokie. Within this building is a variety of new classrooms and offices for the School District.

On the first floor of this structure is a modest gym sized and equipped especially for the early childhood and early childhood special education programs that are housed here. Multiple classrooms, offices, resource rooms, a full service kitchen, and therapy rooms are accented by contemporary architectural curves. Also on this level, in the entirely glazed and extraordinarily shaped (double radiused) area commonly known as the “boat,” are the Family Focus Center and the District 65 boardroom where televised meetings are held.

On the second floor of this building is the new office for the District 65 Superintendent as well new offices and workspaces for the majority of the District 65 staff. Additionally on this floor, highlighted by the surrounding curtainwall, is the Jordan Center, which provides a new information resource for the teachers.

Outside is an intricately planned, fully accessible playground complete with recycled rubber ground cover, a sand and water table, and surrounded by a masonry pier iron fence.


H.H. Backer Buildout
Chicago, Illinois

The H.H. Backer leased their office space in the newly upgraded Gage Fee Building located at 18 S. Michigan Avenue. The project was a 9,000 sf. office buildout on the 11th Floor overlooking Millennium Park and the reflecting pool.

The buildout included branching all the electrical and HVAC utilities to over twenty offices as well as constructing gypsum wall systems, a full glass window entryway, custom floor and ceiling systems.


Karen Landahl Center for Linguistics
Chicago, Illinois

This project consisted of building out 4,500 sf. of archive space in the basement of the Landahl Center into labs for sound and language studies. The work included the demolition of the entire space including all walls, ceilings, floors, and electrical, mechanical, and plumbing systems follwed by the installation of floor, ceiling and wall systems, insulated windows, and all new MEP systems.


New Branch Bank - 47th & Ashhland
Chicago, Illinois
Cole Taylor Bank replaced their retail banking facility at 47th & Ashland with a new 6,000 sf. branch bank. The new building incorporates load bearing CMU walls, structural steel and light gauge roof framing with a brick and cast stone veneer. The interior features include a clerestory lobby, teller line, personal banking space, private offices, two lane drive thru, and site improvements.

New West Pullman Library
Chicago, Illinois

This new 14,000 sf. Chicago Public Library branch, located at 119th and Halsted in Chicago, incorporated structural steel framing with a brick and limestone veneer. Interior features include a community room, children's area, adult services, reading room with ten computers, offices, and a mechanical room. The project also incorporates an environmentally friendly roof along with an energy efficient mechanical system. The building is LEED certified.
